LESPMHA in furthering its mission to preserve low and moderate income housing, offers development and management services to other outside owners, whether for-profit or non-profit.
The Housing Development component of the LESPMHA is highly experienced in project design, contract negotiation and implementation, architect supervision, construction contractor supervision, long-term maintenance/operating budget development, administrative filings and the interface between governmental and private funding sources. By performing the full scope of development activities in-house, the LESPMHA ensures the smooth functioning of the development process, safeguarding member and association interests throughout. The LESPMHA has served as sponsor, developer and construction manager on all of its projects.
The LESPMHA Real Estate Management component provides in-house management services to its members. The Management component is fully computerized and handles all financial and maintenance operations for the association’s properties. This includes the supervision of a large maintenance staff, purchasing, inventory control, billing/collections, repairs tracking, and bank interface. Since its inception, the LESPMHA has maintained a rental collection rate of over 95%.
